Trust & Compliance
Dubai real estate ads must be compliant — or they get rejected.
Compliance is not “paperwork.” It’s a growth advantage: fewer rejections, faster approvals, stronger trust, and better lead quality. This page gives you a practical workflow to keep your ads clean and consistent.

Permit-first workflow
Your campaign runs smoother when permits and assets are aligned upfront.
QR verification
Madmoun QR codes help buyers verify ad authenticity.
Fewer rejected ads
Cleaner claims, clearer offers, and consistent documentation.
Important note
This page is a practical marketing workflow guide — not legal advice. For official requirements, always refer to Dubai Land Department / RERA guidance, and your internal compliance/legal team.
When do you need an ad permit?
Dubai Land Department provides a Real Estate Ad Permit service via the Trakheesi system. The permit applies across many ad formats — not just “portal listings.”
- Online / electronic advertisements (digital placements)
- Newspaper / printed advertisements
- Outdoor, billboard, vehicle advertisements
- SMS advertisements
- Promotional campaigns & open house events
- Project launch events
- Organizing real estate exhibitions
- Real estate promotion platforms & seminars

Two visible must-haves in compliant ads
If you run ads without the correct identifiers, you increase rejection risk and damage buyer trust. Build these into your templates so they’re never forgotten.
1) Permit number
RERA’s circular about the permit e-service emphasized obtaining a permit via Trakheesi and that announcements without a permit number may be dismissed.
2) Madmoun QR code
Dubai Land Department introduced “Madmoun” — a QR code linked to real estate ad permits. It enables customers to verify authenticity and view ad details.
Where it should appear
Keep a consistent placement: bottom bar on static creatives, a clear frame on video, and within PDFs/brochures. Consistency reduces mistakes when teams move fast.
Trakheesi permit workflow
DLD’s Real Estate Ad Permit service describes a simple flow: submit, review, pay, receive the e-permit certificate. Treat this as a standard step in your campaign launch checklist.
Prepare your ad assets
Define the offer, visuals, and key property details. Keep claims clean and specific.
Apply through Trakheesi
Submit the required information and upload documents for the relevant permit type.
Review + payment
After review/approval, complete payment through the available channels.
Receive the e-permit
Store the permit and generate compliant ad versions (permit number + QR placement).
Documentation discipline (what teams miss)
Most compliance problems are not “big legal issues” — they are operational: missing documents, inconsistent details, or incorrect ad identifiers.
Owner marketing authorization
DLD’s service terms specify that brokers may need a marketing contract copy with the property owner for several permit types (including online advertisements and promotional campaigns).
Ad form / ad copy versioning
Maintain a clean record of what was submitted and what was published. When creatives change weekly, version control prevents errors.
Launch & event permits
Project launches and exhibitions have their own permit categories and conditions. Treat events like campaigns — with documentation and lead routing planned in advance.

Common mistakes that create risk
These are the patterns we see when teams scale fast without a checklist.
Publishing without permit identifiers
Forgetting the permit number/QR placement in one format (story, reel cover, brochure, etc.).
Inconsistent property details
Different price, availability, or specifications across ads, portals, and WhatsApp scripts.
Over-claims & vague promises
Luxury buyers don’t trust exaggerated claims. Keep wording specific and verifiable.
No audit trail
When a question comes, teams can’t produce the published creative or the version history.
Lead routing not planned
Compliance is also operational: slow response can turn into poor customer experience and complaints.
Launching events “last minute”
Project launches and exhibitions are not “just posts.” They need permits, creatives, and workflow.
